How do I know if we are ready to buy?
Honest answer: most families I work with don't feel ready when they reach out. Readiness comes from the first conversation, not before it. Send me a note and we'll talk through where you actually stand.
What does pre-approval actually do?
It tells you what you can afford so you don't fall in love with a house outside your range. Before any showings, I introduce you to a mortgage broker so the number is real, not a guess.
How many homes should we see before deciding?
I cap showings at five per outing. Most families find their home within ten or twelve viewings spread over a few weeks. Past that, the real problem usually isn't the homes.
How is buying in Surrey different from Burnaby or Vancouver?
Here, families can still find a yard, a school district, and a mortgage that does not require both parents working overtime. The pace is calmer, the inventory turns slower, and the emotional pressure feels different.
What is the difference between resale and pre-sale?
Resale is a finished home with a known condition. Pre-sale is a deposit on something that does not exist yet, with completion sometimes years out. About three quarters of my work is resale, and I can advise on either.
